February 2021 Results

Aliso Viejo

  1. Inventory for Townhomes/Condos as of today is 7!  Yes only 7 condo/townhomes that are available and in Active Status. 
  2. Single Family (SFR) there are 8 properties that are active.
    Yes this is a hard core definition of a Sellers Market!

  3. All Aliso Viejo properties are selling at or over asking price assuming you dont list your property 10% too high.

Laguna Niguel

  1. Inventory for Townhomes/Condos as of today is 19!  Yes only 19
    For Laguna Niguel that is a Super Low number of attached homes for sale.
  2. Single Family (SFR) there are 40 properties that are in Active Status in Laguna Niguel.
    40 is a really low number as well.  Typically there are more then 150 properties for sale.

  1. Inventory of Homes for Sale super low - Only 33 Condos & 17 Single Family which is historically the lowest I have seen since the early 2000's
  2. Average sold price is over 100% of list price (Have not seen this in years)
  3. Days on the market is 22 or less for both Condo and Single family.

  3. Days on Market is 31 for All Homes in Laguna Niguel

Aliso Viejo & Glenwood Market Update - February 9, 2021

Hey everyone and Happy Valentines Day coming up!

As you all know the Real Estate Market is super hot right now.  Due to:

  1. Lack of Inventory
  2. Super Low Rates
  3. Potential sellers no longer are making a move to a larger more expensive home (Baby Boomers are setting in for the long haul).  They will be looking for Real Estate investments to increase their 'Passive Income" so expect the tight inventory to last another 12 months minimum.

What type of scenarios could put a halt to housing prices skyrocketing updwards?

  1. Political Changes affecting Tax Benefits - For instance;
    - If CA were to increase property taxes
    - The Fed limits the amount of times you can perform a 1031 Exchange - The Fed were to take away the 1031 Exchange completely or limit the amount of profit that is exempt from paying taxes whe doing the exchange forcing higher taxes to be paid.
    - A massive increase in Capital Gains Taxes.
  2. Lending rates shoot up.
  3. A glut of homes suddenly coming on the market due to delinquency rates.  However these rates are still pretty low right now as compared to 2008-2010.
  4. Capital Gains % shoots up.

Below are the the Aliso Viejo and Laguna Niguel Local Market Update for December 2020.  As you can see, inventory counts for Single Family Homes are down, Days on Market (DOM) down and prices are up up. 
All this equates to a Seller Market.

Thinking of Selling?

DO NOT OVERPRICE YOUR HOUSE BY MORE THEN 10-15% - YOU WILL LOSE EQUITY ON THE SALE!

Yes, it is a Sellers Market and people are offering over List Price, however this does not mean that buyer's are not educated enough to see a home that is drastically overpriced.  Results of an overpriced home;

- Days on Market greater then 30 days with no offers.
- Less then 5 showings per week.
- Very few Agent inquiries.

When you are so overpriced that you are not getting multiple showings per day, not getting multiple offers at your list price or over then likely you are grossly overpriced.
As a seller you LOSE LEVEREDGE by waiting for buyers to make offers at what they think the property is worth.  Do Not let an agent tell you it is a good idea to list your home at some random number to see WHAT WILL HAPPEN just because it is a sellers market.

Glenwood & Aliso Viejo Market update - January 18, 2020.

Here is a snapshot below of the latest properties sold and on the market for both Glenwood and Harbor Station in Aliso Viejo.  Recently we Sold 163 Playa Circle in Harbor Station for $690,000.  Only 3 days on the market, this 3 story 1,582 sqft condo was the Highest Sold property in Harbor Station ever.  Over the last year this was the highest priced condo sold by over $30,000.  

Note for all of you thinking of Selling your homes.  Wlhile it is a Seller's Market  you can still Over Price a property new on the market and in doing so will not achieve the highest sale price possible.
38 Cabrillo Terrace was sold for 1.589M which on August 4, 2020.  There is a new listing listed on Cabrillo that is priced 300K higher and is only 100+ sqft bigger.  This property will not appraise at that list price.  So a buyer will have to evaluate what they feel the property is worth and make an offer.  There will be less offers received for the seller to review.  There will be no multiple offer situation bidding up the property price and the seller will then lose some of the profit on the sale of their home by listing at a price that is unattainable.  Do not be short sighted.  Listing your home at the correct price is the 1st step in making sure you receive the highest sales price in that market.

Single Family Detached Homes and Attached Home/Condos are at historically low inventory counts which directly relates higher sales prices. lesser inventory and lower time on the market before going under contract.
