Avg $/Sqft over $650/sqft and going higher
# Properties Available?  Abysmal amount.  We NEED More Inventory. This is the best Sellers Market in 30 years!

I was just looking for available (Active or Coming Soon) properties in multiple cities in South Orange County between 1.85M and 2.5M.  A total of 7. 
A normal market would be over 40 properties for sale.  It is imperative for buyers to be previewing properties and knowing what they can afford.

  1. 1 Condor Lane - SFR in Aliso Viejo - $995,000 - 4 BR 2.5 BA - Small home at 1632 sqft and equally small lot at 4K.  Shows you how high the market has come in the last 12 months.  In the last 3 months prices have risen over 15% in the Audubon area.  I personally am not a big fan of so little lot size and home for 1M.  However with a shortage of homes in Aliso Viejo we will watch to see what this sells for.
  2. 14 point Papagalla, Townhouse in Aliso Viejo - $645,000 - 2 BR 2.5 BA - This is a direct comparison to the above property on Condor Lane.  200 sqft less and the price is 350K less.  I am not a fan of the 2 Bedroom but for 350K?

    3 Remington Lane, SFR in the enclave of Silver Oaks - $1,999,950 - 4 BR 4.5 BA - Coming Soon - 3710 sqft = $527/Sqft home on over 7K lot.  Pool and views.  

  4. Highest & Lowest Priced Sold Properties in the last 7 days in Aliso Viejo
    7 Stonebrook SFR in Pacific Ridge - $1,230,000 - 3 BR 2.5 BA - 2300 sqft = $534/Sqft
    4 Brandy Lane Condo in Heather Ridge - $380,000 - 1BR 1 BA - 685 sqft = $554/Sqft - This property was initially listed at $345,000 and it closed at $380,000.

  1. 54 Rincon Way - SFR in Aliso Viejo - $1,040,000 - 3 BR 2.5 BA - Live just steps from the Aliso Viejo Country Club!.  I live in this community.  I love all of the homes here.  Last model like this sold for $968K a couple of months ago which is 2285 sqft with sub 4K lot.   I understand the market is hot but sometimes you lose money as a Seller by listing a property too high.  Sellers will make more money when you are encouraging the buyers to make offers that are based around your acceptable sale price.  Giving the buyers the option to submit whatever they want due to being listed too high will cost you as a seller some $$$!  Pick an agent who understands how to make you more money not less....HOA dues are $240/Month plus 4K per for Mello Roos.  I love this property but not at that price. Look for a larger home in Pasadera for an additional 60K you can get an additional 500 sqft or more of home!  Do the math and Call Patrick - 714 401 0893  to buy or sell!

  2. 20031 Colgate, SFR Pool Home in Huntington Beach - $1,399,900 - 7 BR 4 BA - Over 3300 sqft home on a good sized lot with a pool.  There isnt much on the market at $415 per sqft that I like.  This is definitely worth checking out as it will move FAST!
  3. 16311 Gentry, SFR in Huntington Beach - $999,000 - 4 BR 2.5 BA - Got some room on this property for a value add.  Priced well at $435/Sqft for the home.  I like most homes close to $400/Sqft that have min 4 BR and more then 2K sqft.

For Monday the 25th only 25 new listings in the cities we are searching in.  I like the smaller condos in HB.  Not leased land properties.  Low priced and good locations.  I like the location for Augustin  as it is a good sized lot and the property looks pretty clean.

I like the property on PCH as it is rare to find a property for sale right on the beach.   Magellan, Stem and Timber are all single story and priced well.  If you are looking in San Clemente prices have been rising quickly so Via Aguila is worth a look see.
